01
Overview

Disney's storybook town.

Celebration was planned by the Disney Development Company in the early 1990s as a New Urbanist town: front porches, tree-lined streets, and nearly everything you need within a short walk. Today it is one of Central Florida's most distinctive communities and a natural home base for families connected to the theme parks.

The center of town sits on Lake Rianhard, with a boardwalk tracing its edge and Market Street facing the water. Shops, cafés, and restaurants gather downtown, so residents genuinely walk to dinner, to coffee, and along the lakefront. Celebration sits about five miles from the Walt Disney World resort, connected via World Drive, with the SR-429 nearby for the rest of the metro.

Most homes are townhomes and single-family residences across walkable villages like West Village, North Village, and South Village, with newer construction in Artisan Park and Island Village. The town is served by Celebration K-8 and Celebration High School in the School District of Osceola County. Whether you're buying near the parks, selling a home in the villages, or relocating to Central Florida, I bring the same relational, guest-first service to Celebration that I bring to every Southwest Orlando transaction.

The Disney Story

The Disney story behind Celebration.

In 1966, Walt Disney filmed a presentation of his boldest idea yet: EPCOT, the Experimental Prototype Community of Tomorrow. It was a planned city where people could live, work, and play, built on the land his company had quietly purchased in Central Florida.

Walt passed away just weeks after filming that presentation, and his full-scale city was never built. The land became Walt Disney World, and EPCOT opened in 1982 as a theme park rather than a living community.

But the dream didn't die. In the early 1990s, The Walt Disney Company returned to that vision on a human scale, drawing on New Urbanist design principles to create a town where neighbors walk to the lakeside downtown, kids ride bikes to school, and life slows down.

That town became Celebration. Its first residents arrived in 1996, and it remains the closest realization of Walt's dream of a community of tomorrow: the "live" half of the live, work, and play vision he sketched decades earlier.

FAQ
Frequently Asked Questions

Living in Celebration, answered.

A few questions buyers and relocators ask most often about Celebration.

What's it like to live in a Disney-planned community?

Celebration was planned by the Disney Development Company in the early 1990s as a New Urbanist town: front porches, tree-lined streets, and nearly everything you need within a short walk. Life slows down here, and neighbors genuinely walk to dinner, coffee, and the lakefront.

How close is Celebration to the parks?

Celebration sits about five miles from the Walt Disney World resort, roughly 10 to 15 minutes away via World Drive, with SR-429 nearby for the rest of the metro.

What's the downtown like?

The center of town is on Lake Rianhard, with a boardwalk tracing its edge and Market Street facing the water. Shops, cafés, and restaurants gather downtown, so residents walk to everything.

What are the schools like?

The town is served by Celebration K-8 and Celebration High School in the School District of Osceola County.

What types of homes are in Celebration?

Most homes are townhomes and single-family residences across walkable villages like West Village, North Village, and South Village, with newer construction in Artisan Park and Island Village.

What is an HOA and should I expect one?

Homeowners associations are common across Southwest Orlando's master-planned communities, and Celebration is no exception. They manage shared common areas and set community rules, though the specifics vary from one village to the next. I'll go over each home's HOA details before you make an offer so you know exactly what you're getting into.

What is a CDD?

A Community Development District is a special taxing district that funds community infrastructure like roads, utilities, and amenities. Homes in newer master-planned communities often carry a CDD assessment. I'll show you the exact CDD for any home you're considering so there are no surprises at closing.

How does home insurance work in Florida?

Florida home insurance works differently from most other states. Policies typically bundle dwelling, windstorm, and liability coverage, and flood insurance is usually a separate policy. Premiums vary by location, the age of the roof, and the coverage you choose, so I can point you to local carriers and include insurance estimates in your offer review.

How do property taxes work, and what is the homestead exemption?

Florida property taxes are set by the county, and owner-occupants who make a home their primary residence can apply for a homestead exemption, which reduces the assessed value taxed for most purposes. That exemption applies only to your primary home; investment and second homes are taxed at the non-homestead rate.
